  • Infrastructure: Megawatts secured, interconnection timelines, rack density readiness.
  • Sustainability: Cooling methods, the local politics of water & grid expansion.
  • Finance: Lease structures, spreads, backlog, P/AFFO, and ROIC.

Without these metrics, you’re just guessing.

4 Critical Shifts for Energy & Infrastructure Leaders:

  1. AI Thermal Shock: We’ve moved from 5kW to 120kW per rack in a blink. At these densities, cooling failure leads to thermal runaway in just over a minute to seconds. It’s a tightrope walk for the human to manage.
  2. PUE ➟ WUE: Power Usage Effectiveness (PUE) is no longer the sole arbiter of "green." Water Usage Effectiveness (WUE) has become the primary political lightning rod. Solving for power at the expense of local water tables is no longer a viable permitting strategy.
